It consists of two sofas, two armchairs, a dining table with 4 places, and a Flat Screen Smart TV providing guests with unlimited viewing opportunities. Overhead spotlights throughout really set this room off. The fully fitted kitchen comes complete with an integrated oven, electric hob, fridge, freezer, and dishwasher. There are many wall-mounted storage cupboards providing sufficient cookware, crockery, and utensils for you to use during your stay. The 2 spacious bedrooms continue the property's modern feel. They both accommodate a double bed with fresh crisp white linen. Fresh towels are also provided. The property has two separate bathrooms one of which is an en-suite attached to the first bedroom. A beautiful top floor, 3 bedroom George Street flat with views of Edinburgh Castle. You will struggle to find a better location anywhere in Edinburgh. Opposite the Assembly Rooms, making ideal for the Festival. My home has period character, lots of space and modern amenities. A perfect base for friends and families to enjoy this city from. Previous reviews from 2019 quoted the leaking roof, this has been completely repaired and we would love to welcome you to this spectacular home! Upon entering the flat you will come to a large, spacious hallway. To the right is the spacious living room with stunning views of Edinburgh Castle. The living room has wonderful sofas to relax on and enjoy the view, as well as a dining table. The kitchen is to the left of the hallway. It is fully equipped with everything you will need for your stay. There is crockery, utensils, cooking equipment and all the appliances you would expect. The master bedroom has a super-king size bed and views from the rear of the property all the way over the Firth of Forth to Fife. The twin room has an ensuite and views of the castle. The other bedroom has a super-comfy double bed. My cleaners place fresh, hotel-quality linen and towels on your bed prior to arrival. There are two bathrooms that have been recently been redeveloped to the highest standards.

Spacious and well decorated 1st floor apartment situated right by the meadows. Wi-Fi is available throughout the property. KITCHEN: The kitchen is kitted out with everything you need for your stay - hob, oven, fridge, toaster, utensils, George Foreman and dishwasher. MASTER BEDROOM: Large master bedroom with UK standard King bed (1.6m x 2m). Ample storage space available, bed side tables and large full length mirror. My cleaners place fresh hotel quality linen and towels on your bed prior to arrival. EN-SUITE: Modern shower available. Unfortunately, the toilet in the ensuite is not available for use as it is prone to blockage if anything other than toilet paper and human waste is flushed down it. Previous guests have not taken care nor respected the instructions, so we have decided to not make it available altogether to prevent any issues. Please kindly use the main bathroom and WC. Note: You can use the shower and sink in the en-suite, just not the toilet please. BEDROOM 2: Bright bedroom with a standard UK double sofa bed (1.35m x 1.9m). TV also available in this room for you to connect your laptop or other devices to (using HDMI). There is also an Amazon Fire Stick connected to the TV to give you access to your streaming services. ** Regular, terrestrial TV is not available. ** MAIN BATHROOM: Clean bath with shower. We will send instructions on how to access the garden once you have booked. ACCESSIBILITY: The apartment is located on the first floor of the building and is accessible by one flight of steps. There is no elevator available in the building. PARKING: Only paid on-street parking is available by the apartment. There are public parking garages available within several minutes drive from the apartment. You can use the JustPark app to find suitable daily parking options near the apartment.
